I’m Mohammed N. Hwayyiz— a civil engineer who became a real estate broker, and never stopped thinking like an engineer. For the past four years in the Dubai market, I’ve put that training to work on one thing: building wealth for the people who invest with me.

I read a property the way I used to read a structure. Before I ever talk about price, I’m looking at the build quality, the real cost behind the asking number, the development potential, and whether the math actually holds. Most people in this business sell you a view and a finish. I’m underwriting an asset. That difference is the whole point.

I run the whole deal myself.

Sourcing it, pulling it apart with an engineer’s eye, negotiating it, structuring it, closing it — start to finish, one person accountable. You’re getting someone who understands the building, the numbers, and this market, and who owns the outcome.
